which must be carried out to make sure that you are obtaining

title to your new property. It is vital that these matters
are properly investigated
before you complete your purchase. We will ensure such
searches and enquiries as we consider appropriate for the
particular transaction
are conducted prior to completion.
In the case of a sale we will receive the purchase
monies and pay off any existing mortgages and forward
and balance monies to you with a statement of account.
In
the case of a purchase we will arrange to obtain the loan
monies from your lender and pay the purchase
monies to the
vendor's solicitor. We will also arrange to pay
other expenses and
taxes, such
as stamp duty, and registration fees.
At the start
of the conveyance we will write to you setting out the likely
costs of the transaction,
setting out our own fees together with such matters
as Stamp Duty and
Land Registry
Fees. This will enable
you to budget properly for the transaction and avoid
any last moment
unexpected
expenses.
We will also keep you regularly updated
as to the progress of the transaction through correspondence
and telephone attendances.
